The hotel features 29 minimalist aesthetic rooms, a restaurant offering casual fine dining, a bar with a library, and, above all, a place for enjoyment, relaxation, and events for both locals and guests.
Facilities
- With 29 rooms—13 in the historic villa and 16 in the so-called ‘Waldhaus’—each designed with natural materials and a sophisticated color palette. Historical elements like original floors and ceiling paintings, discovered during the renovation, were carefully integrated into the rooms. Room sizes range, respecting the original building dimensions, from 14 to 40 square meters.
What's the Story
- In 1892, a villa was built on this property, and the garden park was created under the name "Lindenfycht." Just as the villa forms the heart of the hotel, the original name also inspired the new one, "Blyb.," which echoes the history and is pronounced like the German word "bleib," meaning “stay.” This expresses exactly what Blyb. wants to represent: a place to linger, for hotel guests as well as locals from the Tegernsee Valley. A place where people enjoy staying, open to visitors and day-trippers from Munich, while also intentionally inviting residents of Gmund and the entire Tegernsee Valley. This philosophy was at the forefront for restaurateurs and entrepreneurs Florian Zibert, Moritz Meyn, Wolfgang Hingerl, and Maximilian Rampf when they first visited the property in 2022, which is owned by the Free State of Bavaria and had previously only been leased for non-public use.
- Over six months, the Blyb. creators worked with local artisans and architects Veronika Weiss and Marie Eham to renovate both buildings on the property using sustainable materials and modern, site-appropriate interior design. They also made thoughtful additions to the historical building structures: a so-called “Backhaus” of wood and glass, equipped with a pizza oven and available as an event space for up to 30 guests; a small “Residence” for authors and artists; a sauna house; and a wooden deck overlooking the lake for yoga and sunbathing.
Wine & Dine
The concept of the Blyb. restaurant comes from Munich-based restaurateurs Moritz and Wolfi, the creators of the Mural and Mural Farmhouse in the Bavarian capital. The focus lies on locally sourced products and suppliers from the region.
Kitchen chef Jacques and his team create a small, seasonal menu that includes fixed classics and changing specials based on the freshest ingredients of the current season.
Their Bar is meeting point for locals and guests for a morning coffee, an afternoon snack or a nightcap.

Location
- Lake Tegernsee is located an hour south of Munich and is a longtime summer holiday haunt of smart Münchner families. Its glittering shores are surrounded by picturesque villages, studded with authentic wooden chalets and beer gardens serving up Bavarian classics like knödel and wurst. It is also the location for many forest festivals, including a mini Oktoberfest in the summer months, when everyone dresses up in traditional tracht (lederhosen and dirndl ). In winter, there are fabulous Christmas markets around Tegernsee, including at Bad Wiessee on advent weekends, when the lakeside is lit up with twinkling lights and the traditional Bavarian sound of alphorn blowers.

Whether mountain biking, hiking, swimming, walking, windsurfing, sailing, boating, or SUP (stand-up paddling).
The tranquil village of Gmund - the gateway to Tegernsee - is the ideal starting point for your activities or rest days. Here you will find small cafés, restaurants, and lidos, but also secluded bathing bays.
For golf lovers there are 4 golf courses within a few kilometres.
Winter Activities
- In winter you can go skiing, snowboarding, cross-country skiing, snowshoeing, ski touring, tobogganing, walking, and, weather permitting, skating or playing ice hockey.
- In the immediate vicinity you will find cross-country ski trails.
- Less than a kilometre away you come to the Ödberg lifts, an ideal starting point for children and adults to learn to ski or snowboard in the local ski school or to improve their skills. A rental station is also available.
- The ski resorts of Spitzingsee-Tegernsee and Lenggries Brauneck are only a few kilometres away.
- Take the cable car up to reach the highest mountain in Tegernsee, the Wallberg. Once at the top, rent a toboggan and go down the 6.5 km natural toboggan run into the valley.

- By train: Gmund train station is a 3-minute drive. The Bavarian Oberlandbahn takes you to Munich Central Station in just an hour.
